In brief: outdoor areas differ from interiors

Epoxy resin on balconies and terraces sounds like a simple solution: coloured surface, easy to clean, protection against moisture. In practice, the outdoor area is more demanding. Sun, rain, frost, standing water, temperature changes and mechanical stress all affect the surface at the same time.

Asking whether epoxy is suitable outdoors is not enough. Check which product is intended for exterior use, how water will drain, whether the substrate is sound and whether the finish needs a UV-resistant clear sealer.

The right product for balconies and terraces

2K epoxy floor coating for balconies, terraces and concrete is the central CAIRCON solution for balconies, terraces, concrete, tiles and heavily used indoor and outdoor surfaces. According to the product information, it is suitable for balconies, terraces, stairs, walkways, winter gardens, garages, basements, workshops and industrial halls.

Suitable substrates are concrete, cement, tiles, mineral substrates and wood. The coating is water-based, semi-gloss, abrasion-resistant, impact-resistant, weather-resistant, waterproof and UV-resistant. It is mixed in a ratio of 10:1 and applied in two layers. The consumption is approx. 250 g/m² per coat.

Balcony: check the waterproofing and fall first

A balcony is not a normal floor. Below the visible surface lie sealing, slopes, connections, edges and often old coverings. If water is misdirected there, a nice coating will only help to a limited extent.

Before coating you should check:

• Is there an effective fall?
• Can water drain or does it stay standing?
• Is the waterproofing beneath it intact?
• Are tiles, concrete or screed solid and sound?
• Are there cracks, hollow spots or loose edges?
• Are connections to the wall, door and railing planned tightly?

An epoxy floor coating can create a water-repellent and protective surface. However, it does not replace professionally planned balcony sealing if it is missing or damaged. Especially with older balconies, the structure should be checked carefully in advance.

Terrace: UV, dirt and cleaning

UV radiation is a constant issue on terraces. Resin systems weather differently outdoors, so surfaces exposed to direct sun, rain and dirt need a product specifically intended for exterior use.

According to the product information, the coloured 2K epoxy floor coating for balconies, terraces and concrete is UV-resistant and weatherproof. 2K epoxy floor sealant, transparent, UV-resistant is intended for a clear final seal in UV-exposed indoor and outdoor areas. It is suitable for concrete, screed, cement and fiberglass floors as well as balconies, carports, terraces, parking decks, open garages and transition areas.

If colour flakes are sprinkled in or a clear, shiny protective layer is desired, the UV-resistant sealing should be planned immediately.

Water resistance, waterproofing and drainage

Many searches use the word "waterproof", but the term is too broad on its own. A coating may be described as water repellent or waterproof, yet water at edges, joints, junctions, cracks and falls still has to be managed.

When it comes to balconies and terraces, you shouldn't just look at the area. Water looks for transitions. If the subsurface has cracks, tiles are hollow or connections are open, moisture can get into the structure. Coating and sealing must therefore be integrated into a functioning overall structure.

Tiles on balcony and terrace

Many balconies and terraces have tiles. Depending on the product, epoxy can be used on tiles, but only if the tiles are secure, clean and prepared. Loose tiles, hollow spots, damaged joints or moisture problems must be resolved beforehand.

Special adhesive primer is suitable for concrete, screed, tiles and mineral substrates before floor paint, epoxy and floor coating. It can act as an adhesive bridge on smooth surfaces and reduce the absorption capacity on absorbent surfaces.

When it comes to tiles, the look is also important. Depending on the structure, joints may become more noticeable. If you expect a very smooth, seamless look, you have to plan the surface leveling and layer structure differently than with a simple coat of paint.

Slip resistance when wet

Exterior surfaces become wet. A smooth coating can then have a different effect than in a dry basement. Therefore, slip resistance should not only be an issue after the coating has been applied.

Anti-slip glass beads are transparent glass beads for 1K and 2K floor paint. They can be mixed into the paint or sprinkled into the wet coating. Depending on the dosage, slip resistance R9 to R10 is possible.

Colour chips are decorative and can support slip resistance. For balconies, stairs or ramps, the slipping issue should not be solved using paint chips alone.

Processing outside

Plan not only the first coat, but also the second coat and the period afterward. Rain, dew, direct sun, falling temperatures or excessive humidity can disrupt the result. A stable time window is more important for outdoor surfaces than for a closed interior.

Typical mistakes on balconies and terraces

Common errors are:

• Coating on damp or unstable surfaces.
• Tiles are not checked for hollow spots.
• Waterproofing and falls are ignored.
• UV exposure is underestimated.
• Slip resistance is only considered after completion.
• The surface is loaded before it has fully cured.
• Too little material is allowed for the main area and edges.

These errors seem unspectacular, but later cause the exact problems that customers want to avoid: bubbles, chips, sticky spots, stains, yellowing or poor adhesion.
