In brief

Two-part epoxy floor coating is intended for floors that must withstand more than an ordinary wall paint. It is commonly used in garages, workshops, basements, warehouses, balconies, terraces and on concrete. A frequent mistake happens at the planning stage: choosing a colour while overlooking the substrate, primer, system build-up, coverage and curing time.

This guide explains when a one-part floor paint is sufficient, when two-part epoxy is more appropriate and which CAIRCON products suit garages or outdoor areas. A successful floor coating depends on the whole system, not just the coating in the tin.

What is 2K epoxy floor coating?

A 2K floor coating consists of resin and hardener. Both components are mixed in the specified ratio shortly before processing. Then the chemical reaction begins. The coating hardens and forms a resilient surface.

CAIRCON's coloured two-part epoxy floor coatings are water based. Two-part epoxy floor coating for garages and workshops provides a satin finish for garages, workshops and warehouses. For a matt finish in garages, basements, warehouses or covered areas, consider Matt two-part epoxy floor coating. For balconies, terraces, concrete, tiles and more exposed surfaces, use the Two-part epoxy floor coating for balconies, terraces and concrete.

The products differ in more than colour and sheen. Their intended uses also differ.

1K floor paint or 2K epoxy?

A 1K floor paint is ready to use and easier to work with. It is suitable for areas subject to normal to medium loads, for example basements, laundry rooms, workshop areas without strong mechanical stress or certain outdoor areas with appropriate preparation. At CAIRCON, Water-based floor paint is one such solution.

Two-part epoxy requires more care because the resin and hardener must be mixed accurately and applied within the working time. It is usually the more durable option for heavier loads, garages, workshops, warehouses, chemical exposure and vehicle traffic. Consider it where tyres, oil, tool trolleys, machinery, road salt or frequent cleaning are involved.

A useful rule is that higher loads and costly remedial work make a two-part system more worthwhile.

Where 2K epoxy makes sense

In a garage, the floor must withstand tyres, dirt, moisture, oil and mechanical stress. Workshops and warehouses add concentrated loads, tools, trolleys and cleaning products. In basements, a lower-dust surface that is easier to clean is often the priority. Balconies and terraces also bring weather, UV radiation, moisture and slip resistance into the calculation.

2K epoxy can be used on suitable surfaces such as concrete, screed, cement and, depending on the product, wood, metal or tiles. It is not only important whether the surface is mentioned in a product description. It must be clean, dry, stable, free of grease and suitably prepared.

When it comes to tiles, it is important to check whether they are firmly in place, whether the surface needs to be sanded or primed and whether joints should remain visible. With old coatings, what matters is whether the old layer is sound and remains compatible with the new system.

The substrate matters more than the colour

Most problems with floor coatings do not arise with the final coat, but underneath. A concrete floor can be sandy, too slippery, have absorbed oil, be too damp or have old, loose paint residue. If you coat it directly, the surface may later flake off, form bubbles or look uneven.

Before coating, the floor should be checked:

  • Is the substrate dry and sound?
  • Is there oil, grease, tyre residue or an old maintenance film?
  • Is concrete or screed crumbling?
  • Are there cracks, holes or chips?
  • Is the floor highly absorbent or very smooth?
  • Is there an old coating that is coming off?

For greasy or dirty surfaces, Universal degreaser cleaner can help with preparation. Very smooth or difficult concrete and screed surfaces can be prepared with Concrete etching solution for floor preparation. Depending on the damage, cracks and breakouts can be repaired with 2K repair mortar.

Primer: not always exciting, but often decisive

Primer does not have to look impressive. Its job is to improve adhesion, absorbency and surface strength. This is precisely why it is often underestimated.

For mineral substrates, concrete, screed, cement-based surfaces, mastic asphalt and old paint, 2K epoxy primer is the technical solution when an epoxy primer is needed. It solidifies and improves adhesion to 2K floor systems. For concrete, screed, tiles and other mineral substrates, Special adhesive primer can be used as a bonding bridge before floor paint and epoxy.

Which primer is right depends on the surface and the following product. On highly absorbent surfaces it's all about absorbency and solidification. On smooth surfaces it is more important to provide adhesion. On old paintwork, it must also be checked whether the old layer really holds.

Layer structure: primer, coating, finish

A typical structure looks like this:

  1. Check, clean and repair the surface.
  2. Sand, etch or degrease if necessary.
  3. Apply suitable primer.
  4. Apply coloured 2K floor coating in two coats.
  5. Optionally sprinkle glass beads or colour flakes into the wet coating.
  6. Optionally seal transparently.

Two coats are recommended for CAIRCON 2K floor coatings. Depending on the product and substrate, consumption is around 200 to 300 g/m² per coat; for balcony and terrace products it is around 250 g/m² per coat. This is not a firm guarantee for every construction site. Roughness, absorbency, tools, edges, losses and the desired degree of coverage change requirements.

2K epoxy floor sealant transparent for indoor use can be useful as a clear protective layer for interior surfaces, paint chip surfaces or mineral surfaces. For UV-exposed indoor and outdoor areas, 2K epoxy floor sealant, transparent, UV-resistant is the better direction.

Slip resistance and appearance

A smooth epoxy surface can be easy to clean, but is not automatically slip-resistant enough for every surface. Garage, stairs, balcony, ramp or wet areas should be planned early.

Anti-slip glass beads can be mixed into 1K or 2K floor paint or sprinkled into the wet coating. They create a finer structure and can support R9 to R10 depending on the dosage. Colour chips are primarily a decorative addition. They can support slip resistance and conceal small visual imperfections, but do not replace a specifically planned anti-slip solution.

Curing, foot traffic and loading

2K epoxy does not simply dry by evaporation like water-based paint. It cures chemically. Temperature, humidity, layer thickness and mixing ratio influence the result.

The coloured CAIRCON two-part floor coatings are mixed at a ratio of 10:1 by weight. Depending on the product, the floor may be ready for foot traffic after around 24 hours. Full cure and chemical resistance can take 7 to 9 days. In a garage, a floor may be walkable but not yet ready for heavy use, parked vehicles or chemicals.

With 2K epoxy primer, the processing time is approx. 20 to 30 minutes at 20 °C. Times like these show why good preparation is so important. Once the material is mixed, you should not still be cleaning the floor or looking for tools.

Typical mistakes

The most common mistakes are straightforward:

  • The surface was greasy, dusty or too damp.
  • The old coating was not stable.
  • The primer was left out.
  • Resin and hardener were mixed incorrectly or too briefly.
  • The material was applied after its pot life had expired.
  • It was applied too thick or too thin.
  • The surface was loaded too early.
  • Too little material was allowed for.

If epoxy stays sticky, doesn't harden, bubbles, or comes loose, the cause is often one of these points. A good system does not forgive sloppy application.

Frequently asked questions

What does 2K mean for epoxy?

2K means two components. Resin and hardener are mixed in the specified ratio before processing. Chemical curing then begins.

Is 2K epoxy suitable for the garage?

Yes, if the surface, preparation and product suit the project. 2K epoxy floor coating for garage and workshop is a satin-gloss solution for garages and workshops.

Can you use epoxy on balconies and terraces?

Yes, with a product suitable for outdoor use and a suitable structure. 2K epoxy floor coating for balconies, terraces and concrete is intended for balconies, terraces, concrete and tiles.

Does concrete need to be primed before epoxy?

A primer often makes sense, especially on absorbent, sandy, smooth or heavily used surfaces. Whether 2K epoxy primer or Special adhesive primer fits better depends on the surface.

How many coats does 2K floor coating need?

CAIRCON generally recommends two coats of its two-part floor coatings. Allow additional material for highly absorbent, rough or visually demanding substrates.

When can an epoxy floor take its full load?

Many 2K floor coatings can be walked on after around 24 hours. Full curing and chemical resistance may take approximately 7 to 9 days depending on the product. The product information is authoritative.
